竹北頭前溪沿岸住宅　新舊價差約1半

【張菱育／台北報導】新竹竹北地區沿著頭前溪沿岸，近年興建不少高樓景觀宅，且建商皆推出大坪數、高價產品，目前預售屋每坪要40~50萬元，讓許多人望屋興嘆，但中古屋每坪則約27.45萬元，差一半的價格，讓水岸沿線的中古屋熱銷。

據實價登錄網發現，2013年第1季~第3季，竹北水岸宅共成交250件，第3季平均每坪27.45萬元，與第1季每坪均價18.23萬元相較，漲幅高達50.58%，且成交量也從65戶，增加到79戶。

台灣房屋智庫經理江怡慧表示，由於竹北水岸宅預售屋飆漲，中古屋的水岸宅房價相對較吸引人、CP值較高，加上景觀條件相似，讓竹北中古水岸宅熱賣。
