大陸剛剛過去的國慶長假，各地樓市表現為冷熱不均。中新網房產頻道梳理發現，北京樓市整體成交量並不高，二手房則出現2009年以來的新低，國慶七天長假並未給『銀十』創造成交『開門紅』。但廣州、南京等地成交量則上漲明顯，甚至出現『日光盤』。業內分析認為，北京後期即將出台的限房價競地價每年2萬套的供應量，以及其他可能出台的長效機制將會在四季度逐漸出台，有望逐漸抑制房價上漲幅度。
各地樓市國慶節表現冷熱不均
根據中新網報導，國慶假日期間，各地樓市表現為冷熱不均，作為傳統營銷旺季的『銀色十月』能否迎來良好開端引發業內關注。
據鏈家地產提供的資料顯示，國慶假日期間，北京新房、二手住宅的總成交量為973套，同比上漲65.8%，仍然低於2010年和2011年的成交水平。若扣除保障房，十一期間北京純商品住宅的成交量為399套，比去年同期只微漲4.7%。
成交量表現不佳的還有深圳，8日的《中國證券報》報導提到，深圳樓市的成交情況不容樂觀，國慶長假前6天僅成交163套，為近幾年來的低點，但成交均價達38159元/平方公尺。
《廣州日報》同日報道顯示，『截至10月6日，國慶假期前6日廣州十區二縣共計網簽716套單位，同比去年有7.8個百分點的增長。』同為銷售火爆的局面，南京還上演了『日光盤』現象，《經濟參考報》報導稱，南京有5家樓盤選在長假前一天晚上開盤，而其中有3家直接『夜光』，另有一家售出8成以上。
針對各地樓市表現，業內認為雖然各地樓市成交量漲跌不同，但整體市場整體表現氣溫回升。據中原地產研究中心提供給本網的資料顯示，國慶節7天大陸主要54城市新建住宅簽約套數19572套，同比2012年國慶假期的18440套上漲了6.2%。
