拍全家福遭超收定金　消保官要求改善

【李定宇／新北報導】新北市淡水一對夫妻日前喜獲麟兒，前往婚紗店欲拍全家福，雙方敲定拍攝總價9800元的全家福套餐，並支付總價5成、共4900元作為定金，怎料突因家中有事無法如期前往，欲向業者討回定金時，業者卻表示人力、攝影棚已經為其保留，僅能退回1900元，經夫妻向消保官申訴，雙方協商改為拍攝4900元全家福套餐。
 
消保官賴淑青表示，民法規定契約因可歸責於付定金當事人之事由致不能履行時，定金不得請求返還，但在婚紗攝影部分，該定型化契約範本規定，業者不得收取超過契約總價2成的定金，該業者違返規範，消保官已於協商當日要求業者改善。

（中央社記者鄭崇生上海9日電）上海市海峽兩岸交流促進會今天公布2013年度台滬交流十大新聞，排名第1的是兩岸兩會（海基會、海協會）負責人在上海舉行第9次會談，並簽署兩岸服務貿易協議。

2013年滬台交流十大新聞的第2名，則是兩岸和平論壇首次在上海成功舉辦；第3名是18家台資企業擬在上海自由貿易試驗區註冊。

主辦單位宣稱，這項十大新聞票選活動，是由兩岸媒體和兩岸交流機構選出來的。1030109

瑞銀(UBS)9日舉行2014年全球經濟展望，對於房地產，瑞銀財富管理亞太區首席投資總監浦永灝表示，除了日本以外、全亞洲的房地產都有泡沫問題，雖然2014年亞洲房價大幅修正的可能性不大，但瑞銀預估今年香港和新加坡的住宅價格將分別下跌10至15%和3至6%；而台灣的租金收益率僅逾1%，已經是全球倒數，投資台北房地產應謹慎。

浦永灝表示，除了日本以外、全亞洲的房地產都有泡沫問題，利率上升的趨勢將為房地產帶來風險，雖然瑞銀認為今年亞洲房價大幅修正的可能性不大，但今年房價仍會受壓。

瑞銀預估，今年香港和新加坡的住宅價格將分別下跌10至15%和3至6%；房價看跌的主因是預期香港、新加波、中國的新公寓供給量將在未來二到三年暴增，加上政府推出房貸成數降低、懲罰性印花稅等抑制房地產買盤的措施，以及房貸利率日趨正常化，其中印尼、香港和中國的房貸利率已開始上漲。

浦永灝也指出，中國方面，房價上漲速度可能會從2013年的10%左右下滑至2014年的5%-10%，因一線城市的供給增加，加上資金情況趨緊；但他也認為，在習近平以社會穩定為主的施政考量下，中國的房地產泡沫在今年就戳破的機率不大，不過，明後年的風險會更大。

台灣房地產方面，浦永灝表示，台灣的租金收益率已降至歷史新低的1.57%，也在全球中排名倒數，這代表投資需求可能下滑，且隨著利率上升，這麼低的收益率將為房市帶來負面壓力，因此，對於投資台灣房地產、尤其是台北房地產應採取謹慎態度，

他也指出，目前香港房地產投資客已開始想脫手房產，不過，台灣的財管客戶和房地產投資客似乎仍對買房相當積極、尚未出現脫手房產的想法，也許要等到香港和新加坡房市出現修正，台灣房地產投資客才會開始警覺。

美國年度消費電子展覽會（簡稱CES展）在拉斯維加斯正式拉開帷幕。長虹展出了基於家庭互聯網戰略的智慧電視、智慧空調、智慧冰箱，以及手機、小家電、廚衛等產品，實現智慧化互聯互通互控，形成一個整體家庭互聯網生活解決方案，從約2500家來自世界各地的品牌中脫穎而出，備受與會者關注。

長虹公司總經理劉體斌在接受媒體采訪時表示，1月18日長虹將有重大經營動作，預計這個動作將對行業形成震撼。具體細節他並未透露。

他表示，未來家庭互聯網將成為繼PC互聯網、移動互聯網之后，互聯網發展的第三階段，立足家庭體驗環境，以人為中心重新定義電視、冰箱、空調等多終端的結構、形態、關係，通過一套完整的技術架構和生態系統實現多終端協同、便捷互動、廣泛連接，從而為消費者創造“越來越”自在、“越來越”舒適、“越來越”簡單的家庭生活。

2013年10月，長虹發布智慧化、網絡化、協同化新三坐標戰略。通過各類智慧化終端、網絡化云服務平臺和相應大數據商業模式開發，再引入協同一體化解決方案，最終在互聯網時代激活長虹原有家電、手機、通訊、資訊等各類家電業務，從而在消費市場上釋放新的競爭力。

隨著長虹開啟擁抱家庭互聯網的轉型發展，同時發布了面向互聯網時代的“讓想象發生”品牌新主張，長虹股票一改溫吞股性，一路走高，先后六個漲停，不到一個月股價上漲50%，投資者以此種方式表達他們對長虹戰略的認同。

2013年被稱為家庭互聯網戰略概念啟蒙年，2014年將是家庭互聯網戰略實質性啟動年。
